A beach front private pool villa on Phuket’s west coast, Kalim Phuket. The villa is one Phuket’s rare beach front villas enjoying sunsets and proximity to Phuket’s most sought after hot spots. The private pool overlooks the beautiful Patong Bay and jungle mountains.
The villa is built on two levels, with virtually almost every room having the privilege of sea views. The fully equipped kitchen, and breakfast bar are open to the living area with TV and work desk. The indoor dining is beside the living room and has large glass folding doors opening onto the sun terrace and swimming pool. The sun terrace also has an outdoor dining table. The indoor dining table has been designed to host up to 14 people since the six bedroom villa next door has been designed to be rented in combination with this villa. But please rest assured that this villa is built to be private yet easily accessible to the neighboring optional villa. A complimentary private chef is available to prepare all meals in the villa. Or else there are many restaurants within walking distance or else available for delivery. Also included is a full time maid who will clean the villa from top to bottom on a daily basis.
Behind the dining area is the main floor bedroom with king size bed, a vanity, ample closet space, and a separate bathroom with shower. This bedroom has two ways of being accessed, large sliding doors open onto the living room thereby giving the bedroom ocean front views or else when these doors remained closed, the room can be privately entered from a door located closer to the entrance of the villa.
The two other bedrooms are located on the second level, to the right is the largest of the three bedrooms. This room has a king size bed, television, vanity, one person sofa set, private terrace with two chairs and table overlooking the beach and private pool and an en suite bathroom with Jacuzzi bath and shower.
The third bedroom has twin beds which are designed to easily convert into a king size bedroom, and there is ample closet space like the other bedrooms, a television and an en suite bathroom with shower. This bedroom has beach/sea views as well.
The private salt water pool has a statues of the Naka dragons with waterfall features and a seating area built into the pool. The views are gorgeous swimming and laying around the pool. Just utterly gorgeous. Phuket’s best sunsets can be seen from this special location.

CHECK IN AND CHECK OUT POLICY
Check in time: 1 PM
Check out time: 11 AM
***We always try our best to allow flexible check in and check out times.
To guarantee early check in or late check out, a half day rate is applicable.
Guests who wish to take a chance that no other bookings will be made on their check in or check out dates, will be allowed early or late check out if available. It’s a chance to take.
PAYMENT POLICY
Deposit payment: In order to secure a booking, we kindle request a 30% deposit payment.
Balance payment: The final payment is due at least 45 days prior to check in date
***Full payment is required for last minute check ins made 45 days or less before arrival date.
Payments can be made by bank transfer or by PayPal.
PayPal additional fees are 3.9%.
For bank transfer, guests are responsible for sender and receiver fees.
Refundable security deposit
A refundable security deposit equal to 20% of the total booking cost but not less than US $ 1,000 is due on check in date in cash only in any currency.
RESERVATION POLICY
Bookings are confirmed once the deposit payment is received.
All payments are to be paid on a timely basis. Failure to pay balance payment on time can result in loss of the booking and deposit payment, unless otherwise confirmed by email by the villa manager. Guests are recommended to send a detailed written email to the villa manager in case of late payment in order to try to preserve their booking.
MINIMUM NIGHT BOOKING
Minimum
5 nights from May 1st – October 31st
Minimum 5 nights from Nov 1st - Dec 19th and Jan 10th – April 30th
Minimum 10 nights from Dec 20th – Jan 9th
***For shorter bookings, rates will be higher than usual unless otherwise informed by the villa manager.
CANCELLATION POLICY
Deposit payment is non refundable and balance payment is non refundable unless another booking can be confirmed on the same dates for the same rate.
Guests are required to send a detailed email with their reason for cancellation as soon as possible.
It is highly recommended that guests purchase an insurance policy.
MAXIMUM CAPACITY
The Blue villa: maximum 11 adults and 2 kids below 12 years sharing beds with parents
Maximum 2 extra beds unless otherwise instructed by the villa manager in an email.
***Extra beds are available for USD 50 per person
The Green Villa: maximum 6 adults and 2 kids below 12 years sharing beds with parents
Maximum 1 extra bed unless otherwise instructed by the villa manager in an email.
***Extra bed is available for USD 50 per person
VILLA POLICIES
Staff hours (cook and maid) are from:
7 AM until 5 PM (10 hours)
or
8 AM until 6 PM (10 hours)
or
9 AM until 7 PM (10 hours)
Any overtime is charged 200 Baht per staff per hour.
Late check in dinners and early check out breakfasts, will not be charged any overtime unless the staff works after 10 PM or before 5 AM.
Food and beverage costs
Food and beverage is charged at market price + 20% service charge. The service charge is to cover staff gas expense, and does not include the staff tips.
The price for food and beverage still remains much lower than dining out at restaurants.
OTHER POLICIES
Tipping villa staff is customary and greatly appreciated.
Extra charges will be applied to weddings and other large functions.
Smoking is not permitted inside the villa, smoking outside using an ash tray is permitted.
Illegal and/or immoral behavior can result in forfeit or rent and forced departure from the villa.
The villa is not responsible for any loss of damage to personal belongings. A safe is provided in every bedroom.
The villa is not responsible for any bodily harm occurring on the villa grounds.
Any loss or damage to the villa resulting from guest action, will be the responsibility of the guest and payment will be due before check out. Normal wear and tear is acceptable.
